The buyer’s program has a one-time enrollment fee of $90 and costs $20 each time you provide the product to your buyer. The seller’s program may be added for an additional one-time enrollment fee of $50 and costs $60 each time you give the product to your seller. Both products may also work for small commercial properties at the same prices.
CAP’s 90- and 120-Day Guarantee programs protect the major mechanical built-in appliances in the home or commercial property which includes the air conditioner, furnace/heating systems, water heater, range (oven and cook top) and dishwasher. Optional protection is available for the washer, dryer and refrigerator for $15 (buyer) and $45 (seller).
The CAP program provides the home inspector a layer of protection if something goes wrong within the protected period. CAP tries to fix the problem and if that is not possible, or does not make economical sense, CAP will help your customer with the purchase of a new replacement unit. CAP has a published reimbursement schedule on the brochure so the customer knows exactly what they will be getting if the unit needs to be replaced.
In the vast majority of cases, CAP has a servicer network in place. The customer simply calls CAP’s toll-free number, gets an authorization number, and the number of a local servicer to call. The servicer bills CAP for all parts and labor, there is no deductible for the customer to pay in the CAP program. The customer has no paperwork to fill out. Other programs have the customer do all the work; file a written notification of claim, provide a copy of the pages of the home inspection report referencing the problem appliance, find a servicer on their own, have the servicer do the work, pay the servicer, submit the paperwork and then see if their claim qualifies for reimbursement. Under other programs, the customer may have to get up to two additional estimates prior to the work being done. CAP does not play these games with our mutual customer.
CAP has no deductible and no dollar limit on claims. Other programs have a $500 limit on claims. Other programs also have exclusions if the home inspector was not able to verify an appliance was working correctly (as an example, a/c in the winter time) or if the future problem was not visible (heat exchanger in a furnace) at the time of inspection. Other programs also have exclusions for any appliance more than ten years of age. CAP has no age restrictions on appliances under its program or any exclusion for pre-existing conditions or rust.
A customer may call into CAP the Wednesday after the week of their inspection to confirm the home inspector has provided them with a valid warranty. |
