so you are selling your home!

Selling a home with older built-in appliances (furnace, air conditioner, dishwasher, range and water heater) may present several hurdles with a potential buyer. Most buyers have a home inspection done to identify current and potential problems. Even if there is no home inspection, the buyer may recognize the potential risk of assuming the ownership of a house with older appliances.

In order to compensate for the older appliances, the seller may have to lower the selling price or replace the older appliances. However, the most cost effective solution for the seller, to protect the buyer from the risk of failing appliances, is to offer the CAP home warranty as part of the deal to buy the home.

Studies have shown that when a home warranty is offered with the sale of a home, the selling time is shorter and the final negotiated price is higher than those homes sold without a home warranty.
